They also completed a $5.2 million sale of the WaterGarden Business Centre located in San Diego's Sorrento Mesa submarket at 5755 Oberlin Drive.
Located at 40851 Los Alamos Road, Murrieta, 92562, the future high school site is situated just outside the Golden Triangle area between Lake Elsinore and Murrieta. The seller was John L. McElroy, 2001 Trust. Tim Winslow and Josh Vasbinder of Grubb & Ellis|BRE Commercial represented both parties to the transaction.
The three-story WaterGarden Business Centre office building consists of 28,400 square feet and is currently 86 percent leased to 18 tenants. Major tenants include Advanced Financial Strategies, The Advantage Network, Transworld Systems, Coast Consultants, Kenneth Goertz, CPA and the Law Offices of Jack Stephens.
The building, originally constructed in 1985, is situated on 1.06 acres and features an attractive atrium with reflective ponds and lush landscaping. The seller was Denzo I, LP. The buyer was WG Oberlin, LLC.
