With more than 1,500 residences sold this year, Carlsbad continues to be a highly sought after location to live. With the average sales price for a detached Carlsbad home about $875,000, many people are asking about the choices available for the first-time home buyer. This month we will briefly explore neighborhoods which offer great value without a heavy price-tag.

In the $200s

The least expensive property in Carlsbad is approximately $250,000 for a one bedroom, one bath condominium in The Grove on Hosp Way. The Grove is a condominium complex built in the 70s that has undergone an extensive remodel. Two bedroom units are in the high 200’s. There are about 20 available homes in Carlsbad $299,000 or less. If the condominium has been remodeled and near $300, it is a one bedroom. A two bedroom near this price will probably need some work. There were 19 sales this year in Carlsbad below $300,000.
Other communities to consider are one bedrooms in La Costa Alta. A newer complex built in the early 90s, it offers residents a plethora of amenities and is located walking distance to the elementary school.

In the $300’s

Choices expand in the $300’s. The attached properties within the $300’s average 1,200-square feet with two bedrooms. A majority of the complexes have community spa and pool areas.
There are a few options within Rancho Carrillo, a master plan community of 1,800 homes. The majority of homes in this area are detached and the attached options are generally in the $400’s. However, Serrano is one attached neighborhood that has a couple excellent options in this price range.
If you would like to be close to the coast, visit Alta Mira in south Carlsbad. Alta Mira’s best attribute is its location. Not only is it close to local shopping, beaches and schools, Alta Mira’s hill-top location blesses many units with unobstructed ocean views. Several two bedroom, two bath units have sold in the high 300’s with panoramic ocean views. Because water, trash and exterior building maintenance are covered in the home owner's association (HOA) fees, many have found an ideal vacation home in Alta Mira. Other communities to consider are La Costa Alta, Navarra Lane, Tanglewood Villas and The Villas of Calavera Hills

In the $400’s

Detached homes still elude the $400,000 mark, however, within this price range town homes and condominium options that the buyers have are phenomenal. You can to find excellent two and a half bedroom homes with gorgeous upgrades, or a three bedroom with moderate improvements. You have choices in North Carlsbad near Calavera Hills, a beach close location at Villa Pacifica or many locations around the La Costa Golf course. A good value in North Carlsbad is at Mystic Point, a community within the Calavera Hills area. There are only a few phases left before the project will be finished, and there are some owners currently re-selling their homes as well. Brookfield Homes, the builder, has reduced its offering price from previous phases in order to finish the project. It stands as a great value.
If you are in search of something closer to the beach, go see the remaining condos at Villa Pacifica, a recent conversion project near downtown Carlsbad. It is located two developer did a fantastic job on the interior remodel of the units.
Other neighborhoods to consider are Portico of Rancho Carrillo, Sea Point in La Costa and Cherry Tree Walk near Aviara.

In the $500’s

This is the entry level for detached homes in Carlsbad. Harbor Pointe in south Carlsbad offers so much to homeowners looking in the $500’s. For $85 a month, homeowners enjoy a gated community with pool and spa, tree-lined streets and seasonal community events. With top-ranked schools within walking distance, a fourth mile to Ponto beach and easy commuting access to Interstate 5, Harbor Pointe remains the best value in the $500’s.
In the attached market there are full-upgraded three and more bedroom town homes in many areas of Carlsbad. High $500’s will afford y some of the best town homes in the city, save any attached homes near the ocean in North Carlsbad, as proximity to the water will dramatically change the value of a home.
Other neighborhoods to consider are Ocean Pointe, A Fixer in Olde Carlsbad, Harbor Pointe and Sea Cliff.
