Jeffry Brusseau of NNC, who is directing the development of Ventana Real, says construction will begin on the second phase as soon as leasing parameters are accomplished for Phase I. Phase II will include an additional 81,750-square-foot, three-story building to be located at 2175 Salk Ave.

At this time, Ventana Real is available for lease. Grubb & Ellis|BRE Commercial's Norm Kerlin, who along with Mark Avilla and Justin Halenza represent the exclusive leasing team, notes they are negotiating with several key tenants at this time with additional opportunities remaining.

The buildings represent yet another outstanding architectural achievement by NNC and Nadel Architects. Situated on the expansive site to create complete building circulation, each building is designed with four separate entrances, expansive patios and common areas. The Spanish name Ventana Real means "royal window" and the hilltop location offers panoramic 360 degree views.

To complement the external beauty of Ventana Real, NNC takes great pride in building efficient, "high performance" buildings that provide long-term financial benefits for both NNC and their tenants in the way of energy costs. Constructed of structural steel with natural sandstone accents with high performance floor-to-ceiling glass and architectural aluminum, the buildings offer state-of-the-art mechanical, electrical, plumbing and security systems. Each building also includes large, flexible floorplates, high-speed elevators, locker rooms and showers.

"Our goal is to generate first-class projects that are energy efficient and will retain credit-worthy tenants on a long-term basis," Brusseau said. "Long-term electrical benefits as a result of reduced electrical consumption provide a direct savings to our tenants, and position our buildings strongly among competitors."

In fact, the company's Class A Emerald Lake project in Carlsbad, which is 100 percent leased, was recently awarded the Energy Star award, a government-backed program led by the Environmental Protection Agency and Department of Energy that helps business and consumers protect the environment through superior energy efficiency. Ventana Real is being built utilizing the same energy efficient standards as Emerald Lake, which will enable tenants to substantially save on energy costs over the course of their lease.

Further demonstrating the developer's creativity is the design it used to make an ordinary and typically unflattering retaining wall that surrounds the property, unique. During grading, several fossils were found on the property and donated to the San Diego Natural History Museum. Casts of these fossils were cut into the wall. Not only that, but the strata of the once plain cut soil was also emulated to make the wall fit into the approximately 25 acres of natural vegetation preserved as part of NNC's ongoing efforts to conserve San Diego County's limited resources, endangered species, and natural beauty.

Another key feature of every NNC development is the exotic landscaping that greets guests as they approach the projects.
