Bressi Ranch, a 585-acre master planned mixed-use project, is considered North County's premier live, work and play community.
With a superior location in the heart of Carlsbad, Bressi Ranch enjoys unparalleled visibility and access from the area's two major arterials: El Camino Real and Palomar Airport Road.
In addition to a first-class community, which features eight neighborhoods and an affordable housing component, Bressi Ranch also will include Bressi Ranch Corporate Center, a business park; Bressi Village, a retail center that will be anchored by Stater Brothers, Peet's Coffee and Trader Joe's; eight parks; a Village Club for residents and 200 acres of open space.
Bressi Ranch Corporate Center is intended to establish an attractive setting for research and development, as well as corporate office uses. To date, most sales within the 132-acre business park have been to those who recognize the value of owning a building to stabilize their future business costs. With as little as 10 percent down, owners can take advantage of robust Small Business Administration lending programs that offer rates near 6 percent.
Large, mixed-use projects like Bressi Ranch are rare, particularly in North County where sizeable land parcels are scarce. The combination of residential and retail developments in close proximity to Bressi Ranch offers owners an amenity package that no other business park in North County provides.
Interest in the Bressi Ranch Corporate Center has come from surrounding communities. It is drawing buyers from Encinitas, Del Mar, Solana Beach, Mission Valley and La Jolla UTC. Some of these investors also are buying homes in Bressi Ranch, making the live, work and play dream a reality.
Arrowhead General Insurance Agency signed a $24 million lease with an option to purchase a build-to-suit project at Bressi Ranch. The company plans to relocate approximately 400 employees from Sorrento Mesa into the new 95,000-square-foot, two-building campus being developed by St. Croix Capital. The campus features two, two-story office buildings with painted concrete, reflective glass exteriors and tile accents.
Bill Slattery is a local accounting professional who researched new locations to expand his business before settling on the Bressi Ranch Corporate Center. After committing to purchase a 5,700-square-foot office building in The Spectrum at Bressi Ranch, Slattery and his family decided to purchase a home there in the Canterbury neighborhood.
“My family is so excited to be in Bressi Ranch where we have everything we need right here,” Slattery said.
Carlton Lund, a prominent local real estate broker, also chose Bressi Ranch for his company headquarters. The Lund Team recently moved its offices into The Towers at Bressi Ranch.
The 280,000-square-foot, two-phase project includes a mix of office and research and development units, some of which are as small as 1,600 square feet. The project also boasts Carlsbad's first LEED designation for providing enhanced energy efficiency and reduced environmental impact.
“The Towers at Bressi Ranch offered a unique combination of a central location to our client base, unit sizes that matched our needs and distinctive architecture,” said Carlton Lund, co-owner of The Lund Team. “Being located in Carlsbad's first LEED development also played a big role in our decision to locate in The Towers.”
Other new owners in the project include Torrey Pines Bank, San Dieguito Trophy, Techwear, Kinsell, Newcomb & De Dios, Design Group La Costa, Rushall & McGeever, Weule & Ballard, One Source Data and DiCaro, Coppo & Popcke.
Neighbors include 24-Hour Fitness, the Olympic Resort & Spa and McClellan-Palomar Airport. Some of the new nearby developments are the 100,000-square-foot Pacific Athletic Club and The Crossings at Carlsbad, the city's municipal golf course. Also in the area are the Four Seasons Resort Aviara, the La Costa Resort & Spa and LEGOLAND California.
