Make a turn off of Avenida Encinas onto Embarcadero Lane and pretty soon you'll find yourself right in the middle of what some people might call a revolutionary concept in Carlsbad.
Of course, right now, this artfully designed development looks like a construction site. But what's coming is a live/work concept that is part of a growing business movement that puts an emphasis on quality of life, planet-conscious decision making and efficient operations.
“Bluwater Crossing is the answer to a rising tide of issues business owners face today,” said Brad Perozzi, managing director of developer Trammell Crow Residential. “With office or retail space located downstairs from where they live, residents can save hours of commuting and enjoy a more flexible lifestyle.”

The development, which sits just 900 feet from the beach and is a short walk to the Coaster station, features a collection of three-story live/work lofts nestled among stores and businesses situated along a bustling community of shops, restaurants and retail establishments. Additionally, two-story town lofts will be available for those non-business owners who wish to reside in the Bluwater Crossing neighborhood.
“We felt it was important to create opportunities for Carlsbad business owners to grow their enterprises within the community,” Perozzi said. “We're building a self-sustaining urban neighborhood, which means we're looking for entrepreneurs and savvy buyers seeking a balanced lifestyle near the beach.”
Perozzi sees Bluwater Crossing as a commercial and residential center that will be attractive to all of Carlsbad's businesses and residents. Another thing that makes the development attractive is its commitment to sustainability.
“To embrace the live/work concept is to live in a way that's really planet-friendly,” said Lori Asaro, senior vice president of the Ryness Company, the firm charged with managing sales of the units. “You're no longer filling up that gas tank every week to make your long commute, and when business does take you into the city, mass transit, the Coaster, is a short walk across the way.”
The entire project has been sited in a way that's environmentally-friendly. Positioned to take advantage of prevailing ocean winds, all units will enable owners to save on utility consumption through an abundance of natural light and air.
This approach is maximized with aluminum and glass full-height, roll-up doors on the ground floor of the lofts. Additional sustainable elements include the use of reclaimed water and green building materials, which have been used inside and out, from carpets and flooring to the cabinetry and exterior siding.
Even the communal fountain, located in the heart of the development, is made with tiles comprised of recycled glass. Because Bluwater Crossing is a mixed-use community located near the Coaster, it reduces residents' reliance on their automobiles.
Bluwater Crossing is about more than high ideals and business practicalities.
