The City of Carlsbad has collaborated with Ryan Companies US, Inc. and announced their plan to bring the City's first Leadership in Energy & Environmental Design (LEED)-registered "green buildings" to The Towers at Bressi Ranch. The 21-acre development within Bressi Ranch Corporate Center will total 280,000 square feet of industrial/flex condos and stand-alone office condos ranging in size from 1,800 square feet to 5,000 square feet.

As LEED buildings, the energy efficient, environmentally conscious properties will help reduce the impacts of natural resource consumption, and increase occupant health and productivity. LEED buildings will also result in reduced operating expenses and enhanced marketability for The Towers.

"Ryan Companies has recognized that green buildings will grow to be an even more significant part of the building industry's future," said Matthew Reid, vice president with Ryan Companies. "The company has set in place a strategic initiative to offer LEED buildings to its clients. Additionally, with The Towers project, we are taking this service to the next level, by providing speculative building buyers with the opportunity to be LEED-Certified as well, something very few developers in the country are doing."

The USGBC requires that prior to development, a project must be LEED-registered in order to be a certification candidate after the project has been completed. LEED Certification consists of a five-category scoring system encompassing indoor environmental quality, materials and resources, energy and atmosphere, water efficiency and sustainable sites. There are 69 potential credits a building can attain to be a LEED-Certified building. A building garnering a minimum of 26 points would be considered a LEED-Certified building; buildings that receive 52 or more points are awarded a Platinum Certification.

Points are awarded for such features as high-performance glass in windows and doors to reduce energy bills, efficient ventilation and filtration systems for superior indoor air quality, and water conservation techniques. Depending on how many points a building achieves, end users can save an estimated 10 to 15 percent on electricity and water bills.

Handling marketing for The Towers is Lannie Allee, Roger Carlson, John Barksdale, Lars Eisenhauer and Matt Pourcho of CB Richard Ellis. The architect for the project is Smith Consulting Architects. The first 161,000-square-foot phase will break ground this summer, with completion expected early 2007.
