Do you have a business or are you planning on starting a business in the near future in Carlsbad? Wondering where the new clients will be and where you could actually locate your business? Following is a list of future projects and the types of opportunities that they will provide. This is just a brief list of some of the larger projects; there is not enough room on this page to provide a detailed description of all of the projects.

Projects have been classified into two categories, those that are currently under construction and available for the location of a new business in the near future and those that will be available at some time in the future. Predicting exactly when some of the projects that are in process will be built is like predicting how much rain we will have in the winter. We know that they will be developed some time in the next few years, but are not sure exactly when it will occur. This list will also point out the location of some of the larger residential projects.

Projects Under Construction

Carlsbad Oaks North, Raceway and Palomar Forum, several hundred acres of land is currently being graded on the north side of Palomar Airport Road, east of El Camino Real. The lots being created by these developments will be available for office/industrial uses. These projects will also provide the missing links of Faraday Avenue and Melrose Avenue which will help to relieve traffic congestion at the intersection of Palomar Airport Road and El Camino Real.

Bressi Ranch Master Plan, Located at the southeast corner of El Camino Real and Palomar Airport Road, over 150 acres of office/industrial land, 523 single family homes and a future town center are currently under construction

Villages of La Costa Master Plan, The Oaks, Greens & Ridge portions of the Master Plan are being developed simultaneously with a variety of single family and multifamily homes.

Projects in Process or Recently Approved

Holly Springs/Cantarini, single family homes to the south of the current intersection of College Blvd and Cannon Road. This project along with other future projects in this area will provide the missing link of College Boulevard that will complete the connection from Highway 76 to Palomar Airport Road.

Robertson Ranch, The last major master plan in the City of Carlsbad will allow for the development of single family, multifamily and commercial south of the existing homes in Calavera Hills.

Poinsettia Commons, This innovative, mixed use, transit-oriented project near the Poinsettia Coaster Station will consist of live/work units, townhomes, commercial and a daycare center

La Costa Town Square, major shopping/entertainment center near the intersection of La Costa Avenue and Rancho Santa Fe Road

Desalination Plant, largest desalination facility in the Western Hemisphere, co-located with the Encina Power Station

Plaza Camino Real, Representatives from the Plaza Camino Real Mall are talking to the city about a complete renovation of the existing mall to make it the most innovative, attractive mall in North County. This project is just starting and will take years to implement, but the potential is enormous.

Ponto Beachfront Vision Plan, Ponto is a section of Carlsbad along Carlsbad Boulevard, south of Poinsettia Lane that most people recognize by the big woodpile. The City is developing a Vision Plan for the Ponto Area that foresees this area being redeveloped with three hotels, live/work units and a commercial center. Approval of the Vision Plan itself does not allow for any development to occur it merely provides a set of guidelines for the future redevelopment of this area. However, once the Vision Plan has been approved it is anticipated that several projects will be submitted in accordance with the development standards and design criteria established by the Vision Plan.

Although this list may seem lengthy, it is just a brief summary of the highlights of some of the larger projects in Carlsbad. For every project mentioned in this list there are probably a dozen smaller commercial or residential projects in the process of being developed. There are still plenty of future business locations and thousands of new homes that will be coming on line in the next few years.
