The three-story, 23,000-square-foot Roosevelt Center is currently under construction.
San Marcos-based Richard & Richard Construction Company Inc. planned, designed and is constructing the mixed-use building. The project consists of 2,410 square feet of retail space and 3,600 square feet of restaurant space with an additional 1,500-square-foot patio, providing for an exceptional outdoor dining experience in Carlsbad's temperate climate.
The building also features 6,878 square feet of office space and two condominium units on the third floor. The project is located at the site of the previous Black Whale Lighting company on Carlsbad Village Drive, just west of Roosevelt Street.
During the approval process, the Roosevelt Center received unanimous support from the Carlsbad City Council and Carlsbad Chamber of Commerce. Recently revised development standards in the Village were aimed to encourage more development in the core downtown area anchored by Carlsbad Village Drive.
City redevelopment, engineering, planning and building staffs were instrumental in getting this unique mixed-use project to the construction phase. Construction was indirectly delayed by the fires last October, but an aggressive construction schedule targets completion for late fall of this year.
