A 2005-06 analysis of the retail condition and retail development opportunities found that, in general, the Carlsbad Village is relatively healthy from a retail perspective.
More than 75 percent of businesses reported that sales in 2006 were the same as or better than sales in 2005. In 2007, gross sales were up another 4 percent. The vacancy rate is reasonable and the Village businesses are diversified, offering a range of goods and services.
Key findings of the business analysis are:
• Carlsbad has been rapidly growing. The population is projected to be 120,631 by 2020. New residents are expected to generate more than $92 million in new retail demand for the city.
• Carlsbad is more affluent than most other communities in San Diego County and its homeownership ratio is high.
• The city's residents like living in an urban environment, but with a small-town atmosphere. They enjoy physical activity, travel, civic life and shopping.
• The city enjoys very healthy retail sales, with per capita sales of $22,718, which is approximately twice that of per capita sales in the county, state and nation.
• Approximately 11,300 people visit the Village on a typical day. The area has a relatively strong market foothold in restaurants, personal services and specialty retailers, all of which have the potential to shape one or more unique market niches for the Village.
• Conservatively, there are about 1,700 full-time equivalent jobs in the Village. Two-thirds of Village workers report that they made their most recent purchases of convenience-oriented products in the area.
• As new housing units continue to be developed in and around the Village, and as those who work there continue to shop in the area, demand for neighborhood-serving goods and services will grow. It is estimated that the Village could likely absorb an additional $19.2 million in gross sales of neighborhood-serving retail goods and services; roughly one-third by existing businesses.
